Land division across Glenelg East and Country South Australia
We help clients with properties across Glenelg East and Country South Australia, so no matter where your property is located, our experienced conveyancers can help. Land division, also known as subdivision, is the process of dividing a parcel of land into smaller allotments. This is often done to maximise the capital value of a property or piece of land, to prepare land for development or to divide the land between family members or commercial entities.
Our conveyancers will work alongside your surveyor and guide you through the process to ensure that your land division flows as easily and smoothly as possible.
Boundary realignment and amalgamating land
In addition to land divisions, we regularly work with homeowners and developers to amalgamate land holdings or realign boundaries. In cases where neighbours have encroached upon boundaries, we will work alongside your surveyor to register the necessary changes with the land titles office (LTO).
Community titles and title conversion
When dividing a parcel of land, depending on council and development guidelines there are different schemes available.
Title Conversions
We are happy to discuss the implications of each title scheme so you are fully informed and understand your responsibilities before applying for the land division. We will guide you through the process in each type of subdivision, and can even help you convert Strata schemes to Torrens title.

Torrens Titles
Torrens titles are the most common land divisions used in South Australia. These titles grant the owner full autonomy over the use of their land subject to planning permission.
Community Titles
Community titles are used where there are multiple dwellings eg. single dwellings, townhouses or apartments on a lot and there is one or more common area that is shared such as a driveway, garden, lobby etc. There are two categories of community titles – community titles and community strata schemes (which have replaced the old strata title) and you can trust our team to assist you in the division process.
